Paid on completion. Includes porting your existing mortgage.
When you move, you have a mortgage you already pay and a bigger (or smaller) one you need. The question is how to get from one to the other without paying an early repayment charge you could have avoided.
Porting, explained
Most modern mortgages are portable: you can take your current rate with you to the new home. If you need to borrow more, the extra is usually lent on a separate product at today’s rates. Porting avoids the early repayment charge, but it ties you to your current lender’s criteria, and they may not lend you the extra. We check both before you commit.
Timing a chain
A move is two transactions that have to complete on the same day. We stay in touch with your conveyancer and both lenders every week, and we make sure your mortgage offer is still valid on the date the chain settles on. Offers usually last six months; chains sometimes take longer.
Downsizing
If you are moving to somewhere smaller, you may be able to shorten your term or clear the mortgage altogether. We will show you the monthly and total cost of each option.

How a moving home case runs
-
Before you list
We check your early repayment charge and what porting would look like, so you price your sale with the right numbers.
-
Port, top up or start fresh
Keeping your rate on part of the loan can be cheapest. Sometimes it is not. We show you both.
-
Two ends of one chain
Your sale and your purchase complete on the same day. We keep both lenders on the same timetable.
-
Moving day
Funds released, keys collected, and a note in our diary for when the new deal ends.
