Buy-to-let lending is worked out differently from a home mortgage. The lender cares less about your salary and more about whether the rent covers the mortgage payment with room to spare, calculated at a stress rate that is usually higher than the rate you will actually pay.
Rental cover, in plain numbers
Most lenders want the monthly rent to be at least 125% of the interest at their stress rate, and 145% if you pay higher-rate tax and buy in your own name. That single rule decides how much you can borrow more often than your deposit does. We run it for every lender before you offer, so you know what the property supports.
In your name or through a company?
Buying through a limited company changes how the rental income is taxed, and it changes which lenders will talk to you. We can arrange either, and we will show you the mortgage cost of both. The tax side is a question for your accountant, and we will say so.
Portfolio landlords
With four or more mortgaged properties, lenders look at the whole portfolio. We keep a schedule of your properties, rents and end dates so each new application goes in complete.

Book a free callBuy-to-let: common questions
- How much deposit does a buy-to-let need?
- Usually 25% of the purchase price. A few lenders go to 80% loan-to-value, but the rental cover test often limits the loan before the deposit does.
- Should I buy in my own name or through a company?
- It depends on your tax position, so ask your accountant. We will show you the mortgage options and costs for both, and arrange whichever you choose.
- Can I let out my current home instead of selling it?
- Yes, with a let-to-buy arrangement: a buy-to-let mortgage on your current home and a new residential mortgage on the next. We arrange both together.
