We charge one fee for advice and we charge it once, when your mortgage completes. If the case does not complete, because the survey comes back badly or the chain breaks or you change your mind, you owe us nothing.
What you pay us
- Advice fee, £395. Payable on completion. One fee whether the case takes three weeks or nine months.
- Procuration fee, paid by the lender. Between 0.35% and 0.45% of the loan on our current panel. We tell you the figure for your recommended lender in writing before you apply, because it is the only payment on this page you do not control.
What you pay other people
- Product fee. Set by the lender, £0 to £1,495 on our panel, and often addable to the loan. Adding it costs interest for the whole term, which we will work out with you rather than assume.
- Valuation. £0 to £630 depending on the lender and the purchase price.
- Conveyancing, searches, stamp duty. Nothing to do with us; your solicitor quotes these.
What we do for it
- A full search of every lender we are on panel with, not a shortlist of three.
- The application, the paperwork and the lender's questions, handled by the person you spoke to.
- A diarised reminder six months before your fixed rate ends, for as long as we hold the case.
